Common questions

Buyer questions

How do I prepare financially to buy?

Know your total budget, including IMT, stamp duty, deed and registration fees on top of the price. If you need a mortgage, get a pre-approval before you visit; non-residents usually need a larger down payment. I help you prepare and connect you with trusted mortgage brokers, so contact me early.

Can you also help me buy?

Yes. I help buyers find a home in Lisbon, often together with my Engel & Völkers colleagues, and I can connect you with lawyers and mortgage brokers.

Why do you ask for so many documents?

Because the law requires it. In Portugal, every real estate agent must identify both the seller and the buyer and complete an anti-money laundering form. This is mandatory for every sale. I'll ask for your ID (Cartão de Cidadão or passport) and NIF, and for buyers also where the funds come from. Checking everything early protects you and avoids problems later, at the promissory contract or the deed.

Looking for a home outside Lisbon?

My focus is Estrela and the neighbourhoods around it. If you are looking elsewhere in Portugal, for example on the Silver Coast, I can introduce you to trusted partners I know personally.
