I'm a real estate consultant with Engel & Völkers in Lisbon. Belgian by birth, citizen of the world at heart: I lived in Brazil and Kenya, first came to Portugal as an Erasmus student twenty years ago, and finally made Lisbon my home. I know how it feels to start a new life in another country.
When I bought my own apartment, I visited almost 40 properties, so I know what makes a buyer say yes. Today I live in Lapa and specialise in the Estrela parish and the neighbourhoods around it. I love it here: the river, the light, and the beaches of Costa da Caparica just 25 minutes away by car.

No. Exclusive is never mandatory: you always choose. I'll explain the advantages so you can decide. With an exclusive, your home appears with one price and one beautiful presentation, I can invest in professional photos and real marketing, and you have one contact with a weekly update. And exclusive doesn't mean fewer buyers: I share my listings with other agencies, so their buyers can visit too.
No. Engel & Völkers has a premium image, but premium is about the service, not the price. I work with all kinds of homes, from studios to large family apartments, as long as I believe I can sell them well for you.
You do, always. I look at recent sales and current listings of similar homes nearby, and at your home's condition, floor, light and outdoor space. I explain everything in a written market study, so you can choose the asking price with real facts. The same goes for offers: I advise you, but you decide the final sale price.
Just your caderneta predial, the energy certificate if you have one, and a short visit to your home. Any other documents needed for the sale, I collect and check for you.
Because the law requires it. In Portugal, every real estate agent must identify both the seller and the buyer and complete an anti-money laundering form. This is mandatory for every sale. I'll ask for your ID (Cartão de Cidadão or passport) and NIF, and for buyers also where the funds come from. Checking everything early protects you and avoids problems later, at the promissory contract or the deed.
Yes. A valid certificado energético is required to advertise a property in Portugal. If you don't have one, I can put you in touch with a certified expert.
Only when your home is sold. The commission is agreed upfront in the mediation contract and is paid half at the CPCV and half at the escritura.
It depends on price, condition and demand. With the right price and a complete file, homes in and around Estrela usually find a buyer within a few months. The deed typically follows one to three months after the CPCV.
